InvITs, Reits AUM to Double to ₹20 Trillion

Ratings agency Icra projects the combined assets under management of infrastructure and real estate investment trusts to double to ₹20 trillion by fiscal year 2031. This growth, from approximately ₹10 trillion in FY26, reflects a 15% compound annual growth rate. Expansion will be driven by monetisation of road and transmission assets, renewable energy scaling, and commercial real estate penetration. Emerging sectors like warehousing and data centres are also expected to contribute significantly.

आईसीआरए (Icra) का अनुमान है कि वित्तीय वर्ष 2031 तक इंफ्रास्ट्रक्चर और रियल एस्टेट इन्वेस्टमेंट ट्रस्ट्स (REITs) के कुल एसेट्स अंडर मैनेजमेंट (AUM) दोगुने होकर ₹20 ट्रिलियन हो जाएंगे। यह ₹10 ट्रिलियन (FY26) से बढ़कर 15% की सालाना चक्रवृद्धि दर से बढ़ेगा। सड़क, ट्रांसमिशन एसेट्स का मुद्रीकरण, रिन्यूएबल एनर्जी का विस्तार और कमर्शियल रियल एस्टेट से यह वृद्धि होगी। वेयरहाउसिंग और डेटा सेंटर जैसे नए क्षेत्र भी इसमें अहम योगदान देंगे।
