Hyderabad recorded a significant 50% year-on-year increase in office leasing, reaching 13.1 million square feet in the first nine months of 2026. This volume surpasses all full-year leasing figures since 2018. Global capability centres (GCCs) were the primary drivers, accounting for 47% of transactions and leasing 6.2 million square feet. Flexible workspace operators also expanded significantly, leasing 3.5 million square feet. Despite a substantial increase in new office supply, the vacancy rate declined, indicating strong demand and absorption of premium office spaces.
