CREDAI wants affordable housing definition changed from price to area

Real estate developers' body CREDAI is advocating for a revised definition of affordable housing, arguing the current ₹45 lakh price cap, set in 2019, is no longer relevant due to rising costs. At the 24th CREDAI NATCON in Kolkata, developers proposed defining affordable housing by area instead of price. They are in discussions with government ministries to increase the permissible area for affordable homes in metro and non-metro cities. This change is crucial as affordable housing's share in residential sales has significantly dropped from 50% to 14%.

रियल एस्टेट डेवलपर्स के संगठन क्रेडाई (CREDAI) किफायती आवास की बदली हुई परिभाषा की वकालत कर रहा है। उनका तर्क है कि 2019 में तय की गई ₹45 लाख की मौजूदा कीमत सीमा बढ़ती लागतों के कारण अब प्रासंगिक नहीं है। कोलकाता में 24वें क्रेडाई NATCON में, डेवलपर्स ने कीमत के बजाय क्षेत्रफल के आधार पर किफायती आवास को परिभाषित करने का प्रस्ताव दिया। वे मेट्रो और गैर-मेट्रो शहरों में किफायती घरों के लिए अनुमत क्षेत्रफल बढ़ाने के लिए सरकारी मंत्रालयों के साथ चर्चा कर रहे हैं। यह बदलाव महत्वपूर्ण है क्योंकि आवासीय बिक्री में किफायती आवास की हिस्सेदारी 50% से घटकर 14% हो गई है।
