CREDAI Ahmedabad Seeks Relaxed Building Plan Approvals

CREDAI Ahmedabad has urged the Gujarat government to simplify plan approvals for buildings up to 70 metres. The real estate body wants to delink Special Technical Committee scrutiny from the Transferable Development Rights (TDR) mechanism, citing delays due to inconsistent TDR availability. Developers proposed a staged approval system, allowing primary construction permission before TDR is fully secured. CREDAI also addressed issues like building use permissions, parking enforcement, and green-building refunds, advocating for fairer penalties and prompt reimbursements.

क्रेडाई अहमदाबाद ने गुजरात सरकार से 70 मीटर तक की ऊंचाई वाली इमारतों के लिए प्लान की मंजूरी को आसान बनाने का आग्रह किया है। रियल एस्टेट संस्था ट्रांसफरएबल डेवलपमेंट राइट्स (TDR) मैकेनिज्म से स्पेशल टेक्निकल कमेटी की जांच को अलग करना चाहती है, क्योंकि TDR की अनिश्चित उपलब्धता के कारण देरी हो रही है। डेवलपर्स ने एक चरणबद्ध मंजूरी प्रणाली का प्रस्ताव दिया है, जिससे TDR पूरी तरह से सुरक्षित होने से पहले प्राथमिक निर्माण की अनुमति मिल सके। क्रेडाई ने बिल्डिंग उपयोग की अनुमति, पार्किंग प्रवर्तन और ग्रीन-बिल्डिंग रिफंड जैसे मुद्दों को भी उठाया, और उचित जुर्माने और समय पर वापसी की वकालत की।
